How much of the security deposit is refundable?
Standard deposit is fully refundable upon move-out, depending on charges. The Security Deposit Alternative program is non-refundable.
Is there an application fee?
Yes, we charge a $50.00 fee per person over the age of 18.
When is rent due?
Rent is due on the first of each month however, you have a grace period through the 5th of each month. Late fees are charged on the 6th at 8% of your rent amount.
How can I pay my rent? What forms of payment are acceptable?
You can pay online. Check, card, or money gram are acceptable payment methods.
Is renter's insurance required?
Yes, 100,000.00 property liability is required.
Under what circumstance can a landlord terminate your lease?
Illegal drugs possession, criminal activity, unauthorized occupants, destruction of property, and non-payment of rent
What happens if I need to move out before my lease expires?
You can do a 60-day notice and a lease buy-out.
Are there any fees associated with moving out?
You may have move-out charges depending on the condition the unit is left in.
Can the apartment be listed on Airbnb?
No

What leasing options are available?
We offer 1- to 15-month terms.

Yes, we prefer for all applications to come in via prospect portal.
What fees are due upon applying? Moving in?
A $50.00 application fee, and $125.00 admin fee are due upon application. Security deposit and pro-rate rent are due at move-in.
Do I have to pay first & last month's rent?
There is a pro-rated rent due at move-in, if you move in after the 20th of the month you are required to pay the following month in full.

What utilities are not included in the rent?
Electric and cable/internet are paid to the provider. Water, sewer, trash, gas, and pest control are billed to you but payable with your monthly rent.

What is the average cost for utilities each month?
Utilities average fluctates each month. Electric costs depend on the size of the unit.
What are your application requirements?
We require a gross income three times the amount of rent, two years of verified rental history, verified employment history, a credit check, and a background check. We offer a program to work with renters who have less-than-perfect credit, our Security Deposit Alternative Program. Ask our leasing office about using this option. Outstanding evictions must be dismissed, and bankruptcy must be discharged.

Can I smoke in my apartment?
Yes, but we ask that you not smoke in the enclosed common areas or hallways.
I need emergency maintenance. Who do I call?
Call the office. If it's after hours, the leasing center will do a page out.
I have a non-emergency maintenance issue. Who do I contact?
Call the office. If we don't answer, the leasing center will enter a work order for you. You can also submit a work order on the resident portal.
I have a noise complaint. Who do I contact?
First, contact the office to see if we can resolve the issue. If not, management will direct you further.
Do you allow pets? What is the pet policy?
Dogs and Cats are permitted. A total of two pets are allowed per household. Ridgebrook Apartments utilizes petscreening.com for all animal screening prior to move-in and renewal. A non-refundable pet fee of $300 is required per pet, and pet rent can range from $15-$45 per month per pet. Pet rent is based on petscreening.com recommendations. Dog Breed Restriction List: Pit Bulls, Staffordshire Terriers, Rottweilers, Presa Canarios, Chows, Doberman Pinschers, and Akitas.

There is designated guest parking.
What decorations or changes to the apartment are prohibited?
You can decorate your home within limits. Please consult the office for approval.

No grills are allowed on the balconies per Fire Dept.
What is the procedure for moving out?
A 60-day notice, forwarding address, and move-out notice from the office are required.
Is there public transportation nearby?
Yes, the bus stops in front of the property.
