How often is there a rent increase?

We typically implement renewal increases at the time of lease renewals.

How much is the security deposit?

Our standard deposit starts at $500 and can increase up to $1,500 with conditional approval. To make move-in costs more manageable, we offer a Security Deposit Alternative Program.

When is rent due?

Rent is due on the 1st day of each month.

How can I pay my rent? What forms of payment are acceptable?

Rent payment options include online payments using an e-check, credit, or debit card. Alternatively, payments can be made in person at MoneyGram locations.

Is renter's insurance required?

Yes, we require our residents to have $100,000 of liability coverage

Under what circumstance can a landlord terminate your lease?

Failure to fulfill your obligations under the lease may result in legal action and termination of the lease agreement

What happens if I need to move out before my lease expires?

We do have a break lease option. We require an amount equal to 2 month rent plus a sixty-day written notice with rent due during those 60 days.

Are there any fees associated with moving out?

The fees are outlined in your lease agreement.

Can the apartment be listed on Airbnb?

We do not permit Airbnb rentals.

Can the apartment be sublet?

We do allow lease takeovers if approved and all qualifications are met. The deposit remains with the unit in this case. Please contact the office for more details on the lease takeover process.

What are the occupancy limits?

Our standard policy allows for 2 people per bedroom.

Yes, we do offer corporate apartment rentals.

What is the average cost for utilities each month?

The utility costs vary depending on the size of the apartment, the season, and the number of occupants

Is there an application fee?

Our application fee amount is $50 per adult applicant (non-refundable).

How much of the security deposit is refundable?

If a security deposit is paid, it is fully refundable under the condition that all final utilities are settled, the apartment remains undamaged, and rent is paid in full. However, please note that the Security Deposit Alternative is non-refundable.

What fees are due upon applying? Moving in?

When applying to Ridgebrook, there is a $50 application fee per adult (non-refundable) and a $49 administration fee (non-refundable). Upon move-in, rent and deposit are required.

What leasing options are available?

We provide flexible lease options with terms ranging from 7 to 15 months.

Do I have to pay first & last month's rent?

The initial payment includes the first month's rent and a security deposit. Please note that the security deposit cannot be applied towards rent. Additionally, if your move-in date is after the 19th of the month, you will be responsible for the rent for the following month.

Are utilities included?

Utilities are not included in the rent.

What utilities are not included in the rent?

The following utilities are not included in the rent: electric, internet/cable. However, water, sewer, trash, pest control, and gas will be paid along with the rent.

Are the apartments furnished?

We do not provide furnished apartments. However, kitchen appliances are included.

Are there any bed restrictions for the apartments?

Water beds are not permitted.

What are your application requirements?

We require a gross income three times the amount of rent, two years of verified rental history, verified employment history, a credit check, and a background check. We offer a program to work with renters who have less-than-perfect credit, our Security Deposit Alternative Program. Ask our leasing office about using this option. Outstanding evictions must be dismissed, and bankruptcy must be discharged.

What are the hours for the pool?

Monday-Friday 10am to 8pm, Saturday & Sunday 9am to 9pm

What are hours of the leasing office?

Our office hours are Monday through Friday from 9:00 am to 6:00 pm and Saturday 10:00 am to 5:00 pm.

What are the hours for the fitness center?

The Fitness Center is open 24 hours a day.

What are the hours for the business center?

Do you offer recycling?

We provide a recycling bin.

Do you have free internet?

The property does not offer complimentary internet service.

How do I get my packages?

No, we do not have a commuunity room to reserve.

Is storage included?

No, we do not have additional storage.

What are pool hours and seasonal availability?

The pool is open from 9:00am to 10:00pm during the summer months exclusively.

What property amenities are included?

All amenities are included in the rent with no separate fees.

Do you offer valet trash service?

Please be aware that we do not offer a valet trash service.

Do you allow pets? What is the pet policy?

Dogs and Cats are permitted. A total of two pets are allowed per household. Ridgebrook utilizes for all animal screening prior to move-in and renewal. A non-refundable pet fee of $300 is required per pet, and pet rent is $25 per month per pet. Pet rent is based on recommendations. Dog Breed Restriction List: Pit Bulls, Staffordshire Terriers, Rottweilers, Presa Canarios, Chows, Doberman Pinschers, and Akitas.

Can I smoke in my apartment?

Yes, however, we kindly request that smoking is not permitted in the enclosed common areas or hallways.

I have a non-emergency maintenance issue. Who do I contact?

You may utilize our resident portal or contact our rental office at 769-566-1577.

I have a noise complaint. Who do I contact?

For routine matters, please call the office to report. However, in case of a serious situation, please contact the police department.

Is parking assigned?

Surface parking spots are not assigned but garages are assigned parking.

What is the policy for guest parking?

There is designated guest parking.

What decorations or changes to the apartment are prohibited?

You are welcome to decorate your apartment; however, no physical alterations are allowed unless authorized by management.

Is a permit required for parking?

Yes, all occupants must have a parking permit to prevent vehicle from being towed.

Can residents put personal grills on their patios?

Per regulations from the Fire Department, grills are not permitted on the balconies.

What is the procedure for moving out?

A 60-day notice, along with a forwarding address and move-out notice submitted to the office, is required.

Is there public transportation nearby?

Yes, the bus stops in front of the property.

Are stoves gas or electric?

Our stoves are gas.

Do kitchen sinks have a garbage disposal?
